New Construction Home Features: What’s Standard at Maddyn Homes
By the Maddyn Homes Team • Treasure Valley, Idaho
When people start shopping for a new construction home, one of the first things they
learn is that “starting price” rarely tells the whole story. With some builders, the home
you fall in love with in the sales office — the finishes, the fixtures, the features — isn’t
what you’re actually buying at base price. It’s an upgraded version. The real home is a
little plainer, and getting it to look like the one you toured costs extra.
We’ve always believed that was backwards.
A Maddyn home is designed to feel complete from the start — not as a baseline you
have to build up from, but as a genuinely finished product you’d be proud to move into.
The design process is there to personalize, not to make up for what’s missing. Here’s a
full look at what comes standard in every Maddyn home.
What’s Included — Standard in Every Home
Here’s a look at what comes standard. Not in a special package. Not as an upgrade. In
every Maddyn home.

HIGH PERFORMANCE ENERGY FEATURES
Maddyn homes are built to perform — not just look good. Every home carries a HERS
rating, which stands for Home Energy Rating System. Think of it like a miles-per-gallon
sticker for your house: the lower the score, the more energy efficient the home. A
standard new home built to code scores 100. Most older homes score 130 or higher.
Maddyn homes are built and independently verified to score well below that baseline —
meaning real, measurable savings on your energy bills every single month, not just a
promise.

STRUCTURAL & WARRANTY

ZIP System sheathing
A note on ZIP System sheathing: most production builders wrap their homes in a layer of
plastic house wrap — you’ve seen it, the white Tyvek material stapled around a house
under construction. It works, but it’s prone to tearing, improper lapping, and wind
damage during the build. ZIP System sheathing takes a different approach: it integrates
the structural panel and the weather barrier into a single product, taped at every seam.
The result is a dramatically tighter building envelope — less air leakage, better energy
performance, and a home that’s protected from moisture during construction and for
decades after. It’s the choice of high-performance custom builders, and it’s standard in
every Maddyn home.

Every Home Has Its Own Character
Here’s something people don’t always expect from a builder: every Maddyn home is
thoughtfully and intentionally designed. Whether you’re buying a spec home or building
through our semi-custom line, real decisions were made about the finishes in that house.
They weren’t pulled from a standard package and repeated down the block.
That’s the work of our in-house design team, and it shows up in the finished home.
Cabinet colors, countertop patterns, flooring, tile details, the kind of finishes a lot of
builders treat as an upgrade are just standard in a Maddyn home, because they were
considered from the start instead of tacked on later. Whether you are buying a spec or a
semi-custom home, you’re getting the same team and the same standards are behind
every choice, made with you in mind before you ever walk in.
No two Maddyn homes are exactly alike, even when they share a floor plan, because we
don’t just repeat a plan. We try to improve it with every iteration. That's the value of an
in-house design team: every home carries a level of curation and consistency that's hard
to find anywhere else.
Why This Matters When You’re Comparing Builders
If you’re shopping multiple builders — and you should be — the most important thing to
compare isn’t always the base price. It’s what that price actually includes. A home that
starts $15,000 lower but requires $30,000 in upgrades to reach the same finish level isn’t
a better deal. It’s a different kind of math, and it’s a common one in new construction.
Here’s what to watch for. Many production builders price their homes at a base level that
includes builder-grade carpet, basic lighting fixtures, standard appliances, and minimal
insulation. The home in the sales office — the one with the beautiful countertops, the
designer light fixtures, the upgraded flooring — often reflects $40,000 to $80,000 in
options layered on top of that base. By the time you’ve selected what you actually want,
the price looks very different from what drew you in.
With Maddyn, the list you just read above isn’t a menu of upgrades. It’s what’s in the
home. Thermador appliances. Freestanding tub. Full tiled primary shower. CAT6 wiring.
EV charging pre-wire. Conditioned crawl space. ZIP sheathing. These aren’t add-ons —
they’re the standard.
When you’re talking to any builder, ask them directly: is what I’m looking at the standard
product, or is it the upgraded version? Ask them to show you the base-level finishes. Ask
what the average buyer ends up spending above the base price. The answers will tell
you everything you need to know about how that builder thinks about their buyers.
At Maddyn, we’re happy to answer those questions — because we think transparency is
the foundation of a good building relationship. You deserve to know exactly what
you’re getting before you sign anything. That’s just how we do business.
Built by People Who Care.
Behind every Maddyn home is a small, intentional team that treats each build like it’s
their own. We’re not a production builder turning out hundreds of homes a year. Every
home we build is designed thoughtfully from the ground up — by an award-winning
builder, a talented in-house interior designer, a landscape team, structural engineers,
and high-performance energy professionals who all collaborate from the start.
That team approach shows up in the details. It’s why our standard list looks the way it
does. It’s why the energy performance is independently verified. It’s why the interior
selections feel cohesive rather than cobbled together. And it’s why homeowners
consistently tell us the finished product exceeded what they expected — even knowing
what was included.
We build homes we’re proud to put our name on. That’s always been the standard.
Have Questions? We’d Love to Talk.
